How It Works
A careful check, every visit — and proof it happened.
Scheduled home watch for second homes, townhomes, and condos across Tampa Bay, with a dated photo report you can rely on from anywhere.
The process
Simple, consistent, and documented.
From the first walkthrough to every report that follows, home watch with Suncoast is built to be dependable and easy for owners who live elsewhere.
We get to know your home
A quick onboarding walkthrough — the layout, the systems, your alarm and access details, emergency contacts, and any specific concerns for your home, townhome, or condo.
We visit on a schedule
Every-other-week or weekly, depending on your plan, plus priority pre- and post-storm visits during hurricane season. You always know your home is on a regular rotation.
You get a dated report
After each visit you receive a time-stamped photo report the same day. If anything looks off, you hear from us right away with photos and a recommended next step.
What we check on every visit
A thorough walk-through, inside and out.
The same checklist every time, so nothing gets missed between visits — whether it's a single-family home, a townhome, or a beachfront condo.
- Full interior walk-through, room by room
- Exterior and grounds inspection
- Run faucets and flush toilets to keep traps sealed
- Check under sinks, around water heaters, and ceilings for leaks
- Look for moisture, musty odors, and early signs of mold
- Confirm AC is running and thermostat and humidity are in range
- Verify all doors and windows are locked and secure
- Check for signs of entry, pests, or vandalism
- Inspect for storm, wind, and roof or ceiling damage
- Confirm the refrigerator and key appliances are working
- Collect mail, packages, and flyers so the home never looks empty
- Reset or report tripped breakers, GFCIs, and alarm faults
The dated photo report
You see exactly what we saw.
After every visit you receive a clear, time-stamped report with photos from around your property — not a checkbox, but real proof of the condition of your home that day.
That documentation is peace of mind for you, useful for your insurer, and — if you're selling a home you don't live in — proof of care for buyers and agents. If we find a problem, you get the photos and a recommended next step immediately.
